Bin store, stairwell, meter cupboard, the light fitting on the third landing. Nobody stages those, which is exactly why they are the honest sample.
Ask how a repair is reported
A good answer names a number, a system and a timescale. A vague answer means the process is a person’s memory, and memories go on holiday.
